Can an AI agent get me a mortgage?

What a personal AI agent can work out about an Australian home loan, what it can’t, and how to give it the right numbers.

Why an agent needs help with this

Ask any assistant what you could borrow and it will answer. The answer will be plausible and it will usually be wrong, because Australian lending has rules a general model doesn’t carry. Lenders test your repayments about three percentage points above the rate you’d actually pay. Stamp duty runs on eight separate state scales that move at budget time. Usable equity is not value minus balance — it’s 80% of the value minus the balance, which is often less than half as much.

Work out borrowing power, repayments, refinance savings, break-even, usable equity and stamp duty. Look up your lender’s discharge form and how long they say it takes. Re-run all of it whenever your numbers change.

An agent can’t

Apply for a loan, be the credit assessor, or tell you the rate a lender would give you. Those need a licensed broker and a lender, and no amount of automation removes them.

Can an AI agent apply for a home loan for me?

No. A home loan is credit, and in Australia a lender has to assess it against their own rules while a licensed broker submits it. An agent can do everything up to that point — work out what you could borrow, compare rates, check whether a refinance pays for itself, find your lender's discharge form — but it can't be the applicant or the broker.

Can I use an AI agent instead of a mortgage broker?

For the research, yes. For the loan, no. An agent will happily produce a confident number, but it can't submit an application, negotiate with a lender's credit team, or fix a file that gets declined. Those are the parts that decide whether you get the loan, and they're regulated for that reason.

Can an AI agent compare Australian home loans?

It can compare the maths, which is most of the question. Can AI monitor my rate and tell me when to refinance?

Not yet, not through arthr. A persistent agent can re-run the numbers whenever you ask, and if you tell it your balance and rate it will tell you what a better rate would save and how long the switch takes to pay for itself. It can't watch the market for you, because arthr's tools don't quote live rates — you supply the rate to compare against.
