AI mortgage broker
Yes. The AI does the checking. A licensed broker gives the advice, because the law says a person must.
Arthr’s AI prices 32lenders, runs your numbers through each lender’s own servicing model, and keeps watching your rate after you settle. A broker at 1st Street Financial, Credit Representative 490057 under Australian Credit Licence 389328, recommends the loan and lodges it. That split is not a design choice. Under Australian credit law, only a licensee or an authorised credit representative can give credit assistance, and software cannot be either.
Prices
Every lender on the panel, re-priced monthly and after each RBA decision. The best comparison rate on 14 September 2026 was 6.1%. The rate monitor shows all of them.
Assesses
Runs your income, expenses and debts through each lender’s own servicing model, so it can say which lenders would lend and how much. The borrowing power pages show that model at work.
Watches
After settlement it keeps comparing your rate with the market and says when the gap is worth a call. The refinance page is that sum, in public.
It does not recommend a loan to you, and it does not lodge one. Both are credit assistance, and both are done by a licensed broker at 1st Street Financial.
Because the duty needs someone to hold it. The credit representative who recommends your loan owes you a best-interests duty and answers to ASIC and to AFCA for it. Software cannot be licensed, cannot owe that duty, and cannot be held to it. So an Australian AI broker looks like Arthr: the AI in the engine room, a licensed broker at the desk. We are not aware of another Australian broker built this way as of 15 September 2026.
Yes. Arthr is one. The AI does the part that is arithmetic and policy: it checks 32 lenders' rates and their own serviceability rules, works out what each would lend you and what it costs, and keeps checking after you settle. A licensed broker at 1st Street Financial (Credit Representative 490057 under Australian Credit Licence 389328) gives the credit assistance and lodges the application, because under Australian law only a licensee or an authorised credit representative can. Software cannot hold a credit licence.
Three things. It prices: every lender on the panel, re-run re-priced monthly and after each RBA decision, so the rate it names is today's, not last quarter's. It assesses: it runs your income, expenses and debts through each lender's own servicing model, the same calculators the lenders use, so it can say which ones would lend and how much. And it watches: after you settle, it keeps comparing your rate with the market and tells you when the gap is worth acting on. It does not decide whether a loan is right for you, and it does not submit anything. A person does both.
Because the law puts the duty on a person. Under the National Consumer Credit Protection Act, credit assistance, which is recommending a loan or helping you apply for one, may only be provided by a credit licensee or an authorised credit representative, and mortgage brokers owe you a best-interests duty. An AI can do the research and the sums faster than any person, but it cannot be licensed, cannot owe you that duty, and cannot be held to it by ASIC or AFCA. So the model is AI for the checking, a licensed broker for the advice and the application.
As far as we know. Arthr launched in 2026 with an AI that does the checking and a licensed human broker who gives the advice, which is the split Australian licensing requires. Other Australian brokers use AI tools inside their offices for admin and documents; we are not aware of another built with the AI doing the lender work end to end, as of 15 September 2026.
No. There is no fee to you on a standard residential loan. 1st Street Financial is paid a commission by the lender when the loan settles, disclosed in the credit guide up front, the same as any broker. The AI is how the work gets done, not something you pay for.
Yes. Arthr publishes a Model Context Protocol server that ChatGPT, Claude and other assistants can connect to, so when you ask them about repayments, borrowing power or refinancing they can use real lender figures instead of guessing. It needs no account. The details are on the MCP page, and the page on ChatGPT and mortgage advice explains what that fixes.

The AI checks the panel in about two minutes. Then a broker at 1st Street takes over.
